Built to HUD Federal Codes

Built to International Building Codes (IBC) which means it is built to state codes.  This is the exact same code that a site-builder must follow.

May be set on slab, pillars, crawlspace or a basement

Must be set on a perimeter frost foundation which would be a basement or crawlspace

Steel frame is part of the floor system and cannot be removed. Floor joist are attached to the steel frame.

Steel frame is removed before the home goes on the crawl space or basement.  Home comes with 2x10 floor joist 16” on center.

Is a self-contained unit and comes with the furnace, water heater, and an insulated floor.  Kitchen cabinets and bathroom fixtures and tubs must be installed in the home

Furnace, ductwork and water heater are optional so customer may get them installed in the home or supply their own to be put in the basement or crawlspace

3/12 roof pitch is standard, but 5/12 roof pitch is available as an option

5/12 roof pitch is standard.  6/12 roof pitch is available as an option

Vinyl thermopane windows are standard.

Vinyl thermopane windows are standard.  Kolbe & Kolbe™ wood clad windows are available as an option.

Single-wides and double-wides are manufactured homes. A third factory-built piece can be added on at the time of manufacture.  Must be built as a ranch-style home.

Comes in 2, 3 or 4 pieces.  May be built as a ranch-style, two-story, or a loft home.  Two-story or loft homes must be placed on foundation with a crane.

Generally is less expensive than a modular.

Generally more expensive than a manufactured.
